We do not photograph stage-set rooms. Every project below was a working brief with a tight budget, scope variations, and at least one moment where something on site did not match the drawing. Here is how each one turned out.






Case file
Bandar Utama master bathroom — the leak we inherited.
This bathroom had been remediated twice under defect liability by the developer's appointed contractor. The leak below kept reappearing within four weeks of each handover. By the time the owners called us, the downstairs ceiling had been opened up three times.
We stripped the bathroom back to the slab, rebuilt the screed with corrected falls towards the floor waste, re-routed the shower drain through a new sump, and laid Mapei Mapelastic membrane to manufacturer specification with three coats and reinforcing mesh at every junction. We left the bathroom under a flood test for 72 hours before tiling.
Eleven months later: dry. Photographs above show the completed bathroom; the rest of the case file (including the failure photos from the previous remediation) is available on request.
