We are a small renovation and fit-out studio working with owners and tenants across Perak and the Klang Valley. Quotations are itemised, timelines are realistic, and the trades on site are people we have worked with for years.

How a job runs

Four stages, with a written agreement at every gate.

No site visit obligation until you read the proposal. No demolition until variations are signed off. The schedule below is how we keep the work predictable for our owners and landlords.

Brief and site survey

We meet on site, measure up, photograph the existing condition, and write up your priorities. Free of charge for jobs within Perak and Selangor.

Itemised proposal

You receive a line-by-line proposal with material specifications, trade scopes, a Gantt programme and a fixed contingency. Variations are quoted separately.

Execution on site

One project lead, one WhatsApp thread, weekly walk-throughs. Sequencing tracks the programme; any slip is flagged within 48 hours with a revised date.

Handover and defect period

Final walkthrough with a written snag list, professional clean, key handover, and a 12-month defect liability covering workmanship and waterproofing.

The unglamorous parts of renovation are where we put the effort.

Anybody can fit a kitchen. The work that matters — the drainage falls, the membrane laps, the conduit routing, the joinery substrates — only shows up six months later, when the contractor has long since moved on. We have been the second contractor often enough to know where the first one cut corners. Those are the parts we get right the first time.

Common questions

Before we walk the site, here is what most owners ask.

How long is a typical residential renovation?

A double-storey terrace refresh (kitchen, bathrooms, flooring, repaint) generally runs 10 to 14 weeks of on-site time from demolition to clean handover, with two to three weeks of design and procurement before that. Bungalows and structural work scale up from there. The proposal we hand over has a full Gantt so you can see the critical path before you commit.

Do you handle the City Hall or local council submissions?

Yes — for any work that requires MBI, MBPJ, MBSJ, DBKL or another local authority approval, we coordinate the submission through our partner draughtsperson. We will not start structural work without the relevant permit on file.

What is your payment schedule?

Standard schedule is 10% on signing, 30% on demolition start, 30% at first fix completion, 20% at second fix completion, and 10% on handover and snag clearance. We do not ask for full payment upfront and we do not invoice for variations until they are signed in writing.

Do you carry insurance?

We carry contractor's all-risk and public liability insurance with sum insured proportionate to the contract value. Certificates of insurance are issued to the property owner or landlord as a standard condition before tools come on site.

Will I have one point of contact, or will I be passed around?

One project lead from the moment the contract is signed to the end of the 12-month defect period. You will have their personal mobile number and they will be on site at every major milestone. The owner of the studio reviews every job weekly.

Do you have a minimum project value?

For new projects, our threshold is around RM35,000 to make the project management overhead viable. For existing clients we are happy to handle smaller maintenance and ad-hoc work outside that minimum.
